Kasay Construction is a custom home builder and renovation firm in the Southeastern US specializing in high-performance, Passive House–informed construction. Founded by Steven Kasay — a mechanical engineer turned builder — the firm combines luxury craftsmanship with building science to create homes that are beautiful, durable, and genuinely healthy. From moisture-smart wall assemblies to advanced HVAC design, every project is engineered for comfort, resilience, and indoor environmental quality.
Steven Kasay started Kasay Construction in 2015 with a straightforward premise: the homes he was renovating weren't built as well as they should be. With a BS in Mechanical Engineering from Clemson and a background in construction management, he saw the failures up close — moisture getting into wall cavities, HVAC systems fighting the envelope instead of working with it, materials chosen for speed rather than performance.
In 2022 he became one of the only Certified Passive House Tradespeople in the Southeastern United States. That certification didn't change what the firm was already doing so much as formalize it: every Kasay project starts with the building science and works outward. Moisture-smart assemblies, advanced HVAC design, triple-pane windows when the project calls for it, and a constant focus on airtightness and durability. The result is homes that are quieter, more comfortable, healthier to live in, and built to last generations — not just until the next renovation cycle.
Kasay Construction brings engineering precision to luxury home building. Every project integrates Passive House principles, moisture-smart assemblies, and advanced HVAC design — creating homes that are quieter, more comfortable, and healthier for the families who live in them.

This is a builder who thinks like an engineer and finishes like a craftsman. Steven's mechanical engineering background means he understands the thermodynamics, airflow, and moisture physics that most builders never learn — and his Passive House certification means he applies that knowledge to every project.
Mechanical Engineer Turned Builder
Steven holds a BS in Mechanical Engineering from Clemson University. That means he approaches wall assemblies, HVAC sizing, and moisture management the way an engineer would — with calculations, not guesswork.
Certified Passive House Tradesperson
One of the only CPHTs in the Southeast. Passive House certification is the gold standard for energy-efficient, airtight, high-performance construction — and it fundamentally changes how a builder thinks about every detail.
Health at the Core
Not just a tagline. Kasay integrates moisture-smart assemblies, advanced HVAC design, and zero-VOC finishes into luxury custom homes. The Capstan Greens project — a 7,200 sq ft gut renovation — included zero-VOC finishes throughout and a wellness spa with cold plunge and sauna.
Coastal Resilience Built In
Operating in both the Charlotte area and the South Carolina Lowcountry, Kasay builds for humidity, coastal storms, and the specific moisture challenges that Southeast climates throw at a home.
Transparency and Communication
A 5-step process — Discovery, Design Assist, Pre-Construction, Build, and Commissioning — with weekly updates, strict quality checkpoints, and performance testing before handoff. You know what's happening at every stage.
