Independent, owner-operated mold and indoor environmental inspection firm founded by John Skelly in 2010, serving NY, NJ, CT, and PA. With 6,500+ inspections completed and an ACAC-board-certified CIEC at the helm, HNST specializes in clients with CIRS, MCAS, Lyme, and PANS/PANDAS — delivering whole-building, science-backed assessments with zero remediation conflicts.
John Skelly's career in indoor environmental health began in 2003 — hands-on in the field, remediating mold and restoring water-damaged homes. By 2009 he was running operations at a full-service restoration company. And by 2010 he had walked away from it.
He founded HNST Mold Inspections that same year with one clear vision: to offer independent, expert mold assessment — not cookie-cutter testing, not remediation upsells. Fifteen years and 6,500+ inspections later, HNST Environmental is now one of the most established independent inspection firms in the Northeast, working with homeowners, renters, and physicians from New York, New Jersey, Connecticut, and Pennsylvania.
The company specializes in clients others can't fully serve — individuals with CIRS, MCAS, Lyme disease, PANS, and PANDAS who need their building examined as carefully as their own bodies. John holds the ACAC's CIEC credential, the highest indoor environmental consulting certification in North America. He performs every inspection personally, or alongside a hand-picked team member.
The brand name says it best: HNST is "Honest" with the vowels removed. No scare tactics. No upsells. No conflicts. Just clarity, documentation, and the kind of multi-hour inspection John would want if it were his own family's home.
HNST Environmental has spent 15+ years building one thing: the most thorough, conflict-free indoor environmental inspection practice in the Northeast. The numbers tell the story.

Five-Star Client Reviews
Most mold inspectors either sell the cleanup or work for the company that does. HNST does neither. John built the firm specifically to be the independent counterpart — the inspector whose only loyalty is to the client.
Independent — no remediation conflicts
HNST does not perform remediation. They never have. Their Remediation Oversight service exists to hold remediators accountable on your behalf — reviewing scope, monitoring containment, and conducting Post-Remediation Verification (PRV) clearance testing.
Built for environmentally sensitive clients
Specialization in CIRS, MCAS, Lyme disease, PANS, and PANDAS. Multi-hour, semi-invasive inspections that go beyond surface testing — moisture mapping, wall-cavity sampling, HVAC and ductwork review, attic-to-crawlspace coverage.
Top-tier credentials, ANSI-accredited
John is an ACAC Council Certified Indoor Environmental Consultant (CIEC #2205013) — the highest indoor environmental consulting designation, requiring 8+ years of verifiable field experience and unanimous board approval. Plus NYS DOL Mold Assessor License #00077 and USEPA Lead & Asbestos certification.
Whole-building science, plain-English reports
How air flows, how water moves, how every structural component influences indoor health. AIHA-accredited lab partners. Mycotoxin testing via LC/MS/MS. ERMI DNA panels covering 36 mold species. Reports written so homeowners, doctors, and attorneys all understand them.
Honesty
No scare tactics. No upsells. The brand name is literally the value.
Independence
We work independently from remediation companies. Your interests are the only ones we represent.
Science
AIHA-accredited labs. LC/MS/MS mycotoxin testing. DNA-based ERMI. Evidence over opinion.
Thoroughness
Attic to crawlspace. HVAC to wall cavity. Multi-hour inspections that leave no system unchecked.
Advocacy
When remediation is needed, we hold the remediator accountable on your behalf — start to clearance.
