San Diego REALTOR® with TXR Homes, Inc. serving buyers and sellers across greater San Diego County — from La Jolla and Del Mar to Encinitas, Coronado, Poway, and Rancho Santa Fe. After her own family's mold-triggered health crisis in a newly renovated University City home, Christie retooled her practice around indoor air quality, EMF awareness, building science, and holistic materials. Every showing includes a moisture-meter check; every escrow includes deep environmental due diligence. Practice is intentionally capped at four active clients at a time, with no VAs and no delegation — every text, tour, and consult is Christie personally.
In 2020, Christie and her family moved into what she describes as a dream home — a newly renovated craftsman in University City. Within months everything began to unravel. Her daughter developed PANS. Her kidneys began to fail. Her baby was born prematurely. Her dog died. When the family finally tested the house, the results were 'off the charts' for toxic mold. The renovation had trapped the problem behind fresh finishes.
That crisis turned into the practice she runs today. Three years of self-taught study followed — building science, indoor air quality, CIRS protocols, mold remediation, healthy building materials — and Christie retooled her real-estate work around the vetting she wishes someone had done for her family. Her practice is intentionally small (four active clients at a time, no VAs, no delegation), buyer- and seller-side, and grounded in a five-dimension evaluation for every home: mold, EMFs, outdoor environment, building science, healthy building materials, and community fit. The premise is exactly what her tagline says. Home is health.
A deliberately small, personally-run practice built around a five-dimension property evaluation and a five-year mold-triggered awakening.

San Diego Areas Served
Christie's practice was built out of her family's own health crisis in a modern San Diego home, and every part of how she works reflects that. She caps her client load, does the work personally, and vets every property against a five-dimension framework most agents never think to ask about.
Moisture Meter on Every Showing
Christie brings a moisture meter to every property tour to check for the hidden water intrusion behind walls, under flooring, and around windows that most agents miss until inspection day — the same signals she wishes had been checked in her own home.
Five-Dimension Property Evaluation
Every home is evaluated across mold history, EMF exposure, outdoor environment (traffic, industrial, agricultural), building science (envelope, ventilation, materials), healthy building materials, and community fit — not just finishes and comps.
Four Clients at a Time
Christie caps her active roster at four clients, works with no VAs and no delegated communication, and answers every text and tour herself. The trade-off is deliberate — deep personal service instead of a team pipeline.
Escrow with Deep Environmental Due Diligence
Standard escrow adds an ERMI dust test, a mold-detection dog inspection, and a certified mold inspection when the home warrants it — plus a network of vetted San Diego specialists for EMF, building science, and materials evaluation.
Lived the Health Crisis Herself
Christie's family moved into a newly renovated San Diego home in 2020 and lived through the mold-triggered health collapse that followed. That lived experience — not credentials or coursework — is what drives the vetting posture on every home she represents.
